Real Estate Photography Lens Distance Guide
A bedroom is 3.5 metres wide. Your lens needs to capture it from a corner without distorting the proportions or making it look bigger than it is. Real estate photography is one of the few genres where the room dimensions dictate the lens choice almost entirely, leaving very little room for personal creative preference.
Why Room Size Determines the Lens, Not the Other Way Around
In most photography genres, you choose a lens based on the look you want, then position yourself to achieve it. Real estate photography works backward. The room is a fixed size. You are usually confined to standing in a corner or against a wall. The lens you need is whatever focal length captures the full room from that fixed position, and there is very little flexibility to choose something different.

The Problem: Furniture Looks Wrong
A bed positioned near the corner of a small bedroom, shot at 14mm from 3 metres, will appear stretched and disproportionately large compared to how it looks to the eye standing in the room. This is one of the most common complaints agents and buyers raise about wide-angle real estate photos.
The Fix: Correct Lens Profiles and Positioning
Modern editing software applies lens distortion correction profiles automatically for most common lenses, straightening barrel distortion significantly. Positioning furniture away from the extreme corners of the frame during staging, and shooting from slightly further back when the room allows, both reduce the visible effect before correction is even applied.
Verticals and the Level Camera Rule
Interior real estate photography has one rule that matters more than focal length choice: the camera must stay level. Any upward or downward tilt on a wide-angle lens produces converging verticals, walls that appear to lean inward at the top or bottom, which reads immediately as unprofessional and distorted to viewers, even those without photography knowledge.

Exterior shots have more working distance available than interiors, which changes the calculation entirely. The goal for a front-of-house exterior shot is usually a moderate wide angle from a distance that shows the full property without the extreme distortion of an interior wide-angle shot.

Exteriors benefit from a longer working distance than interiors allow, which means less extreme wide-angle distortion and a more natural-looking result. When space in front of a property is limited, moving to the opposite side of the street, or using a drone for an elevated wider view, are both preferable to using an extreme wide angle at close range, which distorts the building's proportions the same way it distorts interior rooms.
Full Frame vs Crop Sensor for Real Estate
Because real estate photography lives at the wide end of the focal length range, sensor size directly affects which physical lens you need to achieve the same field of view.

- For rooms too small to capture in one frame even at 14mm, consider a two-shot panorama stitch rather than an even wider (and more distorting) lens
When to Use a Fisheye and Correct It in Post
Some real estate photographers deliberately shoot with a fisheye lens (10.5mm to 12mm on full frame) and apply a defisheye correction in post-processing software. This technique can capture extremely tight rooms that even a 14mm rectilinear lens cannot fit, then straighten the barrel distortion afterward. The tradeoff is a slight loss of frame area at the edges after correction and a workflow that requires consistent post-processing for every image.
